We have 6 comfortable en suite bedrooms here at The Ivy Barn :
All rooms are accessed from the ground floor.The superior double room, standard double room and family suite each have a king size bed. The family suite has an open plan upstairs room, with a double bed settee plus two single beds, leading to the en suite bathroom. A child's Z-bed or cot is also available on request for the family room.
There are also two rooms with twin beds.
Some rooms have a half sized bath with shower over, other en suites have a shower only. Please let us know if you have any particular preference on booking.
All rooms are accessible at ground floor level but have a step entrance.
The room facilities include:
Refreshments tray with a selection of teas, herbal and fruit teas and coffees and complimentary biscuits.
Access to free onsite WI-FI in rooms 1-5. We are currently working on getting WI-FI reception in room 6, which is the familysuite.
There is free car parking at The Ivy Barn. Although we have no problems, parking is at the owners risk.
Please note that the ACCESS to The Ivy Barn has a restricted width of 2.5 metres.
Room rates for 2016/2017
All rates quoted below vary seasonally.
Standard double room is available from £65 per night to £82 per night .
Superior double rooms are available from £70 per night to £90 per night.
The twin rooms are available from £70 per night to £90 per night.
The family suite is available from £130 to £158 per night based on 2 adults and 2 children sharing. Please contact us directly for the price of the family suite if there are more than 2 adults sharing.
Well behaved dogs are very welcome at The Ivy Barn.There is a charge of £7.00 per dog per night. Please contact us directly if you would like to bring your dog.
There is a charge of £7.00 for a Baby's travel cot. Please telephone if there is a specific request for a travel cot.
Rates are quoted in £s Sterling and are inclusive of full breakfast and VAT at 0%.

Unfortunately we have to charge 2% for payments by Credit Card, there is no charge for Debit Cards.
Check- in is from 3pm . Check out is 10.30 am Monday to Saturday,11.00 am Sunday. Please contact us directly if you require an earlier time to check-in.
Terms and Conditions
Thank you for choosing to make a booking at The Ivy Barn B &B. By making a booking you are entering into a binding agreement with us.
As The Ivy Barn is a small family run establishment, we are unable to offer room service and there is no night porter facility.
Deposits- A non refundable deposit of £30.00 per room, per night is requested at the time of booking. We confirm every booking via e-mail (by post if requested).
Cancellations- There are often very good reasons why cancellations are made and all we ask is that you give us at least 48 hours notice.
If a cancellation is made outside of 48hrs of your arrival date you will be charged the amount paid for the deposit.
If a cancellation is made within 48hrs of arrival or you fail to turn up the full value of your stay will be charged to the card details you have supplied. No refunds will be given for early departures.
In any of the above cases except a ‘no show’ if we are able to resell the booking/room/s, only the deposit will be taken, any balance payments made will be refunded
Method of Payment – The balance outstanding on the booking is to be paid prior to departure from The Ivy Barn by cash, or credit/debit card, please note a small surcharge applies for payments made with credit cards; no surcharge applies for debit cards. Cheques are not acceptable.
Children- Well behaved children are very welcome at The Ivy Barn, accompanied by a responsible adult/guardian. There is no charge for children under the age of 3 years if bringing your own travel cot.
Damages and Breakages- Please take care whilst staying at our property. You are responsible and liable for any breakages or damage to the accommodation or its contents and this will be added to your bill at the end of your stay or we may send an invoice for the repair or making good if the damage is significant.
Smoking- Due to the changes in law on smoking we have a strict non-smoking policy, this includes smoking with your head/arm or any part of your body out of the window which is prohibited. Guests will be asked to leave if suspected of smoking in any part of the building. Payments must be made in full with no refunds available and in addition a £100.00 surcharge will be made towards the cost of deep cleaning and deodorizing of the room. The £100 fee will be charged to the card details supplied to us.
Holiday Insurance- We advise our guests to take out holiday insurance in order to cover any unforeseen events. In the event of the possibility of a cancellation the balance payment may be recoverable via your insurance policy.
Parking-The Ivy Barn has a free car park. Guests are asked to park in this rather than the Pub car park.
Liability-We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, howsoever caused.
Dogs – Well-behaved dogs are welcome at The Ivy Barn. After all, even the dog needs a holiday and a good long walk enjoying the sights (and smells) of the beautiful South Hams countryside can be just what you both need to relax and unwind. We would appreciate it if you contact us beforehand if you have not already informed us that you will be bringing your dog/dogs. Dogs will be charged at £7.00 per dog per night. Please note that dogs are not allowed in the Breakfast room and that there are cats on site.
Please do not leave your dog(s) unattended unless you are on-site and contactable, and have also made reception aware.
As your dog’s owner, you are responsible for cleaning any dog poop immediately.
Dogs are not allowed on any furniture inside the accommodation.
Bedrooms will be checked following your departure. If soiled, we may need to charge for additional cleaning.
Finally, we ask you to please respect other guests in the building and keep your dog(s) under control at all times.
Breakfast- Breakfast is served from 8.15am until 9.30am in the Breakfast Room, earlier by arrangement. In the interest of Hygiene we do not allow hot take-away food to be consumed within the rooms.
Check-in time - is 15:00, earlier by arrangement. We do request an approximate arrival time at the time of booking. Check-out time on day of departure is 10.30 am other than Sunday which is 11.00 am.
Special requirements- If there are any special dietary requirements we should be grateful if you can advise us of this when making the booking so that we can make the necessary arrangements if we are able. If there are any mobility difficulties please note that there is an outside stairs to the breakfast room.

ACCESS STATEMENT FOR THE IVY BARN BED AND BREAKFAST FORE STREET HOLBETON DEVON
We aim to try and cater for all the needs of all guests who visit our six bedroom Bed and Breakfast where practicable. The following statement is a summary of our provision and is for guidance only. Dimensions/times etc are all approximate. If you have any questions you wish to ask which are not answered in the statement please do not hesitate to contact us at The Ivy Barn.
Ivybridge train station is approximately 30 minutes away by car.
Plymouth railway station is approximately 30-40 minutes by car depending upon the traffic.
Brochures and menus can be provided in large print by prior arrangement.

Arrival and Car Parking Facilities
The Ivy Barn is located between The All Saints Church and The Mildmay Colours Inn.
There is parking at The Ivy Barn and during the busy season we put cones out to reserve a space for our guests.
The car park can accomodate a maximum of 6 cars.
The surface of the carpark is tarmac but there are some pot holes on the entrance to the carpark which is shared with the Mildmay Colours Pub and three residences.
Cars are parked at their owners risk.
Entry and exit to the car park is the responsibility of each car owner and driver. Please drive slowly in and out of the car park.
The reception is upstairs and guests are asked to leave their luggage in the car until after check in.
The reception is accessible via a stone stair case. There are two set of stairs that guests can choose to go up to the reception. One which goes up by the outside wall to the building with a metal bannister .This has 9 steps and the risers vary between 18 and 22cms. The other stair case has a wooden bannister and the first step has a riser of 9 ½ cms and the rest are 18/18 ½ cms.There is a gate at the top of the garden with a door bell on the left hand side. There is a short walk via a gate to reception.
There are lights by the outside stairs and reception which are motion sensored and lights outside the bedrooms which are all motion sensored.
We can assist guests with their luggage if required.
Entrance to Reception and the Breakfast Room
The front door has one step with 23cms riser.
The reception room has a laminate floor and there is a carpet in the breakfast room.
Entrance to the Bedrooms
The bedrooms are accessed via the car park.
The doors to each of the bedrooms are 81 ½cms wide.
There is a step into Bedroom 1 with a 19 ½cm riser.
There is a step into Bedroom 2 with a 18cm riser.
There is a step onto a patio area outside of Bedroom 3 with a riser of 16cms and a step into Bedroom 3 with a riser of 18cms.
There is a step to a covered entrance to Bedrooms 4 and 5 with a riser of 17cms.
There are two steps into Bedroom 6 with a maximum riser of 13½ cms and there are stairs to the first floor in this room where the bathroom is located.
There is a Lino floor in Room 3 and carpets in the other rooms except the bathrooms which have Lino floors.
There is a shower in bedrooms 2 and 5 and ensuite bath/showers in the other rooms.
There are no grab rails in any of the bathrooms.
The rooms are not suitable for wheel chair access.
A non slip bath mat is provided in each room.
